This portal is here to help you find housing options faster, with clear info and helpful filters. You do not have to “fit a perfect box” to use it. Start broad, narrow down, and follow up with the listings that look promising.
Quick Start
- Open the Listings page.
- Scan the newest listings first, then use filters to narrow results.
- Open listings that match your needs and review the details carefully.
- Contact the property using the contact method shown in the listing.
Use Filters to Narrow Your Results
Filters help you find “good matches” without reading every listing. If you use too many filters at once, you might hide good options, so start with only a couple.
- Start broad: Choose 1 to 2 filters that matter most (example: voucher accepted, pets, accessibility).
- Then narrow: Add move-in cost help, lease terms, or amenities if you have plenty of results.
- If results disappear: Remove one filter at a time until listings return.
What the Tags Mean
Tags describe what a property offers or what it will consider. A tag is not a promise, but it is a strong hint that the property may be a better fit.
Screening & Flexibility
- Housing Voucher Accepted: The property states it will consider tenants using a housing voucher.
- Second-chance screening (case-by-case): The property reviews applications individually instead of automatically denying based on one factor.
- No credit history OK: Friendly for first-time renters or people rebuilding.
- Alternative credit accepted: May accept utilities, phone bills, paystubs, or bank statements as proof of reliability.
- Co-signer accepted: A co-signer may help you qualify.
- Past eviction considered (case-by-case): Not an automatic “no,” but details matter.
Move-in Costs
- No application fee: The listing indicates there is no fee to apply.
- Deposit assistance accepted: The property may accept help from agencies, nonprofits, churches, or programs.
- Deposit payment plan available: The property may allow the deposit to be paid over time.
- Reduced deposit options: The deposit may be lower in some situations.
Amenities & Included
- Utilities included (Water, Electric, Trash): The listing may include some utilities.
- Laundry on-site: Laundry is available at the property.
- Wifi Internet: Internet is available or included.
- Fully Furnished: The unit includes furniture.
Lease Terms
- Immediate move-in possible: The unit may be available soon.
- Short-term lease: A shorter lease may be allowed.
- Month-to-month: The lease may renew monthly instead of yearly.
- Waitlist available: You can apply even if nothing is open today.
Pets
- Pet Friendly: Pets may be allowed (always confirm rules, fees, and breed restrictions if any).
- No Pets: No pets allowed.
Accessibility
- Wheelchair accessible: The unit may have accessibility features.
- Ground-floor unit available: A first-floor option may exist.
- No-step entry: Entry without stairs may be available.
- Elevator access: Helpful for multi-story buildings.
School District
If school district matters for your household, use this filter early to avoid wasting time on listings outside your area.
How to Read a Listing
- Availability: When the unit is ready (or if it is a waitlist).
- Costs: Rent, deposit, fees, and what is included.
- Requirements: Anything the property asks for (income, documentation, screening).
- Location notes: What area it is in and what matters nearby.
- Contact method: Follow the listing instructions exactly.
How to Contact a Property
- Use the phone number or email shown in the listing.
- Introduce yourself briefly and clearly.
- Ask the fastest “fit” questions first:
- Is the unit still available?
- What is the total move-in cost?
- What screening criteria are used?
- Are vouchers accepted (if applicable)?
- Are pets allowed (if applicable)?
- If you leave a voicemail, leave your name, number, and the best time to call back.
Tips to Improve Your Chances
- Have your basics ready: ID, proof of income, references (or alternatives), and any program paperwork if you have it.
- Be honest: If a listing says “case-by-case,” it means the details matter and honesty helps.
- Follow up: If you do not hear back, try again the next business day.
- Apply to multiple options: Do not put all your hope in one listing.
Safety Notes (Avoid Scams)
- Be cautious if someone asks for payment before you have seen the unit or verified the property.
- Be cautious if the deal seems dramatically cheaper than similar rentals.
- Whenever possible, confirm the address and legitimacy of the property manager/owner before sending money.
Need Help?
If you get stuck, try widening your filters, or ask a housing support organization to help you review listings and gather documents. This portal is meant to make the search easier, not harder.
